1. Helpful Hints

1. Fitting the site:  The house should be designed to fit the site not the site changed to fit the house.

  1. Maximum of 10'0" of cut and/or 6'0" fill from natural grade is allowed; that means a pad (including pools, patios, etc.) may require steps or a walkout design if there is more than 16 feet of slope through the pad area.

  2. For a residence without a lower level walkout, 50% of the vertical wall height must be visible above the road level.

  3. Fascia / Eaves (revised 6/24/02)

1. Open Fascia / Eaves:  Minimum 2" x 8" acceptable, 2" x 12" Desirable.

2.Closed Fascia / Eaves:  Must create strong shadow lines with a total depth &  height a minimum of 12"

  1. Stem walls:

1. Stem walls above 4'6" high are required to have a planter that reduces them  to a visible height of 4'6".

2. Show finished grade dimensions and finished floor dimensions on all elevation drawings with grade changes.

 

2. Fitting Fountain Hills:

  1. Continuous ridge cannot be more than 50% of the mean width of the lot.

  2. Roof pitches shall not be greater than 5:12.

  3. Solid fences shall not exceed 6"0" high.

  4. Solid fences with wrought iron above shall not exceed 10'0" high.

  5. Required screen walls:
    1. The following items must be totally screened from view from all adjacent properties.
            A/C units and condensing units.
            Evaporative units.
            Propane tanks.
            Pool equipment.
            RV's.
            Boats.
            Vehicles over 3/4 ton.
            Satellite dishes and equipment.
            Solar panels.
            Storage of any building supplies, or other salvaged materials.

  6. No mechanical equipment may be locate on the roof of any residence.

  7. TV antennas or small dish antennas must be below the ridge line and parapet at the rear of the house.

  8. Screen walls above 4'0" must be hidden from public view by installing additional landscaping to hide approx. 25% of the screen wall.

  9. Any new home construction after 6/01/01 will have all trash receptacles screened from public view.
