1. Four Sided Continuity

The architectural theme and design which is employed on the main or front elevation should be carried out on all other elevations.  This includes exterior all textures, window trim, etc.  Do not use false fronts.  Generally, the same material should be used on all sides of the house.

  1. Parapets

Structures incorporating parapets should be constructed in such a manner that all sides are parapets to reflect a total enclosure.

  1. Materials

The following materials are deemed to be compatible with the Fountain Hills environment and the Committee encourages their use:

  1. Textured stucco, slump block and adobe brick.  Wood siding, in special applications, may be acceptable but is not encouraged.

  2. Heavy timber beams, rough wood fascias.

  3. Clay or masonry tile roofs.  In most instances, wood shakes and dimension asphalt shingles will not be permitted.  Metal roofs will be reviewed on an individual basis.

  1. Grading

Buildings must be designed to fit the site rather than altering the site to fit the building.  Cut and fill should be minimal, and made to blend with natural landscape.  Any disturbed areas not covered with construction will be restored to their original state or re-landscaped.  No grading, excavating, land clearing or removal of desert growth should be undertaken prior to final approval of plans by the Town of Fountain Hills and the Committee of Architecture.

In most cases fill slopes greater than three feet in height are to be retained by a wall that is textured and painted to match the house.  No retaining wall shall exceed a height of six feet at the tallest point.  Any terraced retaining walls must be separated by a distance no less than the height of the tallest wall and to be landscaped.

  1. Mechanical Concealment

Pool operating equipment, air conditioning and cooling equipment, solar energy equipment, etc., must be screened from public view.  Ground mounted pool equipment, and air conditioning and cooling equipment shall be screened with a masonry wall.  Air conditioning and evaporative cooling equipment will have a maximum height of seven feet six inches when side mounted above an air conditioner.

  1. Reflectivity

Roofs, flashing, vents, windows, etc. will not be bright or reflective.
