1. Rooftop Equipment
    No equipment or device, including but not limited to, antennas, air conditioning units, evaporative coolers, water softeners or similar objects (other than chimneys and vents required by code) may be installed or placed on a roof or extend above a roof line, at its lowest point or above the top of a parapet wall or fascia which extends above a flat roof, without approval of the Committee of Architecture and without being architecturally concealed from public view in accordance with plans approved by the Committee.

1. Antennas

a.) The antenna should be placed below the roof line and concealed from public view as much as possible:

  1. Peaked roofs - top of antenna must go below ridge line.

  2. Flat roofs with parapets - top of antenna must be below top of parapet.

  3. Flat roof - no parapet - antenna flat on roof.

b.) Antenna should be placed on back of house, unless otherwise approved by the Committee.
c.) Small size antennas are encouraged.
d.) If house has an attic, antenna should be placed there.  If so, then no application is needed.
e.) Ground mounting of antenna is encouraged where it can be screened from public view.
f.) A radio antenna which extends above the roof line at its lowest point or above the top of a parapet wall or fascia which extends above a flat roof, will not be approved unless the use of such equipment is for public safety and welfare.

2. Air Conditioning Equipment

a.) As a general rule, all air conditioning units must be installed on the ground or sidewall mounted at or near ground level.
b.) Roof or sidewall mounted equipment must be designed as an integral part of, or integrated architecturally with, the design of the structure, or concealed on all exposed sides by material matching the existing building architecture, all according to plans approved by the Committee.
c.) Air conditioning and evaporative cooling equipment will have a maximum height of 7'6" when side mounted or above an air conditioner.

3. Solar units (Revised 09/22/09)

a.) Prior application must be made to the Committee of Architecture for all such installations.  Said applications shall include appropriate drawings or sketches sufficient for members of the Committee to make proper judgment.
 b.) Parabolic accumulators (reflectors) and other reflective materials including storage tanks and other components should be architecturally concealed from public view.
 c.) Non-reflective collectors mounted on flat roofs should not extend above the front parapet as measured on a horizontal plane at parapet top.  If the collectors or other components are visible to the public, appropriate screening as approved by the Committee should be used to obscure them.
d.) Non-reflective collectors on pitched roofs should be parallel and square with the roof, and the bottom of the collector shall not be more than 4' above the roof surface.  The window to the collector should be non-reflective
e.) All other installations should be ground mounted and aesthetically screened from public view by fencing or landscape.

4. Other Roof Top Equipment

a.) Roof vents, wind turbines, chimney pipes, metal flashing or other approved roof installations shall be painted a muted color to match or complement the roof color.
