INSPECTION SCHEDULE

After receiving a permit from this office you may start grading the site in accordance with your approved site plan. “Boundary of Disturbance” lines must be strictly observed and clearly marked by ropes and flagging. Features (cactus, rock outcrops, etc.) within disturbable areas designated on the site plan to be preserved must also be marked and protected. Any alteration, modification or omission to the approved plans that affect grading and drainage, design, materials or colors MUST BE REVIEWED AND APPROVED BY THE COMMITTEE OF ARCHITECTURE PRIOR to alteration, modification or deletion. Failure to do so may result in a fine.
Two inspections are required by the NCOA for each project, (except for walls, repainting, re-roofing and solar, which only require one). These are:
1. LATH INSPECTION: After foam is complete/but before stucco is applied. This is to ensure that all pop-outs, banding, etc., are as approved. It is important that the General Contractor personally review this work prior to calling for inspection as required.
2. FINAL INSPECTION: After the job is complete including finished grading, landscaping, painting, and site clean up. If final inspection is not passed, property owner/builder has 60 days in which to bring property into compliance. If property is not brought into compliance a daily fine and/or lien may be may be assessed against the property. Any outstanding balances owed to NCOA must be paid prior to final inspection approval.
Call 837-5317 to schedule inspections. Lath inspections are conducted within 48 hours and final inspections within one week of scheduling. All re-inspections are charged at the rate of $50.00 and deducted from the compliance deposit at the close of project.
Failure to follow these instructions will result in possible legal action, and in no way will relieve the owner of the responsibility for following the approved plans.
